In this sentence, I am not sure whether it is the Lessor or the Lessee who should, if necessary, take out an insurance policy (use of 'la stessa', 'si obbliga' and 'proprie' not helping with an indication of Lessee or Lessor!):
La Parte Conduttrice si obbliga a garantire e manlevare la Parte Locatrice da ogni e qualsiasi responsibilita o onere per tutti gli eventuali e danni in genere alla stessa imputabili. All'uopo si obbliga all'atto della consegna dei locali, a stipulare e mantenere in essere con primarie compagnie, a proprie spese e per tutta la durata del contratto, una polizza assuricativa.
I initially thought it was Lessee, but it is the Lessor who 'hands over' the premises 'all'atto della consegna dei locali'...
