diritto di superficie

I realize this term is defined as "building lease" in the Kudoz glossaries, but the translation is either wrong or simply inadequate to my purposes.

A "buildling lease" can mean that you lease a piece of property with the requirement that you build on it. At the end of the lease, the buildings are the property of the landlord.

"Diritto di superficie," however, can also be a form of sale and not of lease -- and I don't know if this exists outside Italy. Basically, it means that you buy an existing building (the "muri") but not the land on which it is built.

That is the case in the text I'm working on, and I'm looking for a translation that would allow me to say s.th. like "buildings will be offered for sale on a [d.d.s.] basis," if such a term exists. Thanks!

The more common English concept would be leasehold, I suspect, but the problem is that the term is now used with exactly contrasting meanings (which can be verified online). For greatest clarity, perhaps something like "leasehold/land-excluded basis" could work."

floor area (in context)

"offered for sale on a floor area basis"
This would seem to fit the bill, unless there is another more specific term in the trade as it were.
