I have checked out the glossary but am still not sure how to translate "direzionale" here

About Kieran's comment, I don't think that distinction applies to this real estate context in which they're just talking about the "destinazione d'uso" of the properties they promote the development of, i.e. tourism, office, retail and residential. FWIW

This is usually covered by "commercial" but in this case i think there's a difference between office and factory / warehouse properties.

Head offices or Industrial premises

Premises for company HQ's or manufacturing facilities. "commerciale" seemed to cover this. In this business there are real estate services specialising in sourcing company hq's.
