The entire sentence reads:
Locazione passiva estremamente vantaggiosa rispetto alla redditività.

I used "lease" for "locazione" but what word should I use for "passivo" in this case?

I believe what they're saying is that the income from the property will be more than adequate to outweigh the cost of the lease.

Well, you simply say the cost of the lease - you can't just do a literal translation by looking for a word to substitute "passivo" - English sentence structure is different from Italian and you are going to have to change the shape of the sentence to make it sound like real English.
