无论从哪一个角度看,中国部分城市房价过高是一个不争的事实,不仅是普通老百姓买不起房子,中等收入群体也感觉很吃力。在高房价的挤压下,越来越多的家庭为了一套房子耗尽了一生的财富,甚至是几代人的积蓄,这已经成为了社会不可承受之重。

《蜗居》、《房奴》等电视连续剧是上述情况的写照。《蜗居》描写了上海一对年轻白领夫妇的生活。 他俩均毕业于复旦大学,但两人每月工资却总共只有9,000元,每月开销却将近12,000元:

房屋贷款—6,000元
吃穿用度—2,500元
幼儿园费—1,500元
人情交际—600元
交通费—580元
物业费—340元
手机电话费—250元
煤气水电费—200元

因此,他们不得不在业余时间通过其它途径去拼命挣钱,才能扭转入不敷出的局面。 为了买一套价为90万元的公寓,他们东凑西借才凑齐首付款。 尽管如此,在房产交易所买房的人们依然象在超市抢购低价食油似的那么疯狂。 房产交易所早上开门营业时,老板喊“开闸”。于是,买房的人群就象开了闸的江水一样奔腾而入。 谁的动作稍微慢一些或者稍微犹豫一下,他所看上的房屋就被别人抢先买了去。 普通老百姓几辈子人辛辛苦苦挣来的血汗钱,最后都进了谁的腰包?

现在是房价绑架了GDP,CPI、老百姓的生活以及所有东西。

我03年研究生毕业,当时租在上海的张江,张江的房价是3000每平米。我当时心说,这种鸟不拉屎的地方,居然也要3000?过了一年,等我要04年要买房的时候,房子已经涨起来了。当时看中了一套小多层的顶楼,75平米,要价38.5万。本来是谈好了,中介捣鬼,卖主不卖了。说你要买的话40万拿下,一气之下不买了。当时,易XX之流天天在网上吹房子会跌呀跌呀,我心里也就定了些,不买了。谁知房价象火箭一样,快速上涨,等我再想看房时,买不起了。

等07年,手头有了点积蓄,就又开始看房,发现我哪里都买不起,都是1万一平米,跑到宝山,也是九千一平米,只好坐车再往更远的远郊跑,我比别人的优势在于,我们两口子都是自由职业者(后来,我去报户口的时候,女户籍警听不懂,想了半天,哦,你是开小店的),不用考虑上班远近,发现房子怎么还在快速涨,我看房两个月,房子涨了10%,有的还多,总算在07年6月,在靠近闵行开发区的地方,买了一套96平米的一手房,每平米是5324元。我心总算定下来了。我手头自有资金15万,我家拿了13万,她家拿了11万。首付我记得是34万吧,只贷了18万。

当时也没钱装修,又找同学借了一万,我人还住在张江,花了4万多元的硬装修钱,全包,结果老板给我装修的一塌糊涂,纯野鸡公司。

住过来,我才发现这里有多可怕,居然时不时可以闻到各种异味,原来这里是五毒具全,周边有化工厂,制药厂,香肠厂(别以为香肠是香的,那洗肠子的味道,远远的飘来,臭不可闻,令人作呕)。真是佩服开发商怎么找到这地方盖的房子。

不过也没办法,谁让咱没钱呢,只好受着。我天天在攒钱,准备换房子,能省就省,后来老婆他妈过来,只待了几天,居然在小区外面给我们找了片地方刨了一小片地,于是我就每天下地,可以种点菜,解决一下买菜贵的问题,我以前住在城里,啥都不认识,现在花生、芝麻、青菜、白菜、杭白菜、丝瓜、南瓜等等的苗,我看一下就能认出来。估计很多人还不知道,青菜长到最老的时候,开着黄花,居然长得有一人高。

没想到过了两年,我的房子现在已经是近100万的身价了,就这种地方,毒气包围,出行不便,可怕不?我想换房子的想法也基本打消了,不是周边改善了,是哪里都比这里贵,根本换不起。

我还算好的,我一师弟,04年毕业,工作在张江,一直租住在阁楼上的一间房间里(就是六层小楼上面多出的半层,顶是斜的那种),连腰也直不起来。不知他买了房没有,现在还住在阁楼上否?

...当然是希望房价越高越好。有的专家还在想怎么证明房价没有泡沫!因为要证明房价有泡沫很容易。

地方政府不该光考虑自己的财政收入而不顾老百姓疾苦。一般老百姓得不吃不喝十几年、二十几年才能买一套房。这决不是正常现象。地方政府靠卖地的财政收入是有限的,而且不是长远之计。况且房地产开发的大部分利润是进了开发商及与之相勾结的贪官的腰包。政府应该制订政策压低房价,但可实行房地产税。我们这里地方政府的财政收入主要是靠税收,包括所辖地区企业、商店的财产税、销售税以及居民的房地产税及个人所得税。当然地方政府的税收还得还之于民,例如用于改善居住环境、修建道路、学校、图书馆等公共设施等。

“房价收入比”,是房地产价格与居民平均家庭年收入的比值,反映了居民家庭对住房的支付能力,比值越高,支付能力就越低。

房地产中介机构中大恒基根据北京市统计局和北京市房地产交易管理网的相关数据计算得出,目前北京市的房价收入比已达27:1,超出国际平均水平5倍。

中大恒基市场部经理张大伟表示,北京市的房价收入比达27:1,相当于夫妻双方不吃不喝努力27年才能买到一套房。而根据国际标准,房价收入比应维持在3至6倍的范围内才算合理。即便不把房贷因素考虑在内,北京市的房价收入比也高达17:1,远远高于国际标准。

And a lot of people are trying to figure out whether it was the right choice, whether it was the wrong choice. There are some people who say, if Lehman didn't fail, the rest of the capital markets would not have survived. What do you think?

Warren Buffett: Well, I think Lehman was destined to fail, unless the Government came in bigtime. And uh ... you know, for one reason or another, they generally said they didn't have the authority. My experience usually is that whatever the Government wants to do, they find the authority. But, if uh ... listen, if Merrill Lynch hadn't gotten sold on Sunday, what would had happened Monday would had been off the charts.

Interviewer: So the more important one to save ...

Warren Buffett: Lehman probably should had been ... not saved ... it isn't the right word, but transferred in some kind of an orderly manner. I mean it was the chaos that came after ... the fact, that it just happened, and there was total disorder. And I think the trustee for Lehman had said between 50 and 75 billion at Lehman itself was lost unnecessarily because of the disorderly way that the liquidation took place.




Buffett said he didn't fully understand Barclays' proposal to him, and therefore specifically asked for a Fax detailing the transaction be sent to him. As you can see from the video clip, he said in his own words, "... the Lehman thing, I still don't understand, even to this day, exactly what the transaction was", and he also described the Lehman transaction as "... a movie to see but not to participate in". From Buffett's perspective, Barclays eventually didn't take over Lehman in its entirety probably because of a change of mind. The deal became unfeasible after one of the British authorities ruled that anything involving more than $3 billion Pounds required shareholders' approval, which was impossible to arrange in short order. The business proposal made to Warren Buffett, in a nutshell, was for him to write an insurance contract to tide Lehman's trading operations over until the shareholders' voting took place. As Buffett explained, the fact that no Fax was awaiting him when he got back to the hotel that night signified that the deal "blew up". So the supposedly missed voicemail(or Fax) was not as essential as the Chinese article made it out to be - IMO it is your typical run-of-the-mill tabloid sensationalism.

There was a lot of frantic maneuvering by the financial powerbrokers on that hectic weekend. I remember the pending gloom and doom in the air similar to that of the weekend right before the market crash of 1987. According to Warren Buffett in the clip, that weekend he also turned down the offer to purchase AIG, but was still willing to do a reinssurance transaction for someone else's purchase of the firm. As it turned out, that purchase eventually also fell through.

I agree, that interview is definitely worth viewing. In the latter part of his interview, Warren Buffet clearly states that "... we're immeasurably better-off than we were a year ago". He predicts that we are on our way to an economic recovery, barring any unforeseen exogenous catastrophical event like 9/11, of course.
